In today’s world owning a house is the dream of every middle and lower-income class people. To help the residents of West Bengal the housing department, and govt of West Bengal have started Nijashree Housing Scheme. Under this scheme, the state government will construct multi-storey flats and give them to the low-income class and middle-class families of West Bengal. The state government will construct 16 flats in a block of g+3 on the government lands, lands of local bodies, and other parastatals.

The government will build the 1Bhk and 2Bhk flats. The distribution of the flats will be done through the lottery system. To apply for this scheme the beneficiaries should be a resident of the same district where the project is being implemented.

Objective Of West Bengal Nijashree Housing Scheme

The main objective of the West Bengal Prokolpo Housing Scheme is to provide affordable houses to the low-income group and middle-class people of West Bengal.  With the implementation of this scheme, the citizen will their own house and their living standard will be improved.

Key Points And Benefits of Nijashree Housing Scheme

  • West Bengal Nijashree Prokalpo Scheme was started by the government of West Bengal.
  • Under this scheme, the state government will construct 16 flats in a block of g+3 on the government lands, lands of local bodies, and other parastatals.
  • Under this West Bengal Government housing scheme, the state government will provide 1Bhk and 2Bhk houses and flats.
  • A beneficiary whose monthly income is less than Rs 15,000 will come under the lower income group.
  • A beneficiary whose monthly income is less than Rs 30,000 will come under the middle-class group.
  • The cost of 1Bhk will be around 8 lakhs and 9.25 lakhs for 2Bhk.
  • Offsite construction like construction boundaries, drainage system, installation light, etc will not be added to the cost of the house development scheme.
  • The cost of land will not be taken into account while computing the unit cost. Freehold land will be treated as a subsidy to the beneficiary.

Terms And Conditions of Nijashree Housing Scheme

  • The beneficiary should be a residence of the same district where the project is being implemented.
  • One beneficiary can apply for only 1 flat.
  • The beneficiary should not have a pucca house or flat in the name of himself and his family.
  • The beneficiary will be selected through the Lottery System.
  • Applicants have to pay application fees for 1 BHK flat is Rs 2500 and for 12 BHK flats are Rs 5000.
  • The application amount will be refunded to the successful applicant within 30 days after the insurance of allotment letter.
  • No processing fees will be charged.
  • The beneficiary has to deposit the installment payment directly into the Escrow account opened by the Housing Department.
  • If the applicant fails to deposit any installment within the time limit, interest at the rate of 8% per annum will be charged for the delayed period.
  • If the applicant does not pay the installment for 6 months, then the District Magistrate can cancel the allotment proposal.
  • If the amount is surrendered by the allottee after payment of the 1st or 2nd installment, the amount paid by the applicant shall be refunded after a deduction of 5%.
  • The applicant will not be allowed to surrender the flat after payment of the third installment.
  • If the housing department fails to hand over the allotted flat to the applicant, then the housing department will pay interest at the rate of 8% per annum for the delayed period.

Eligibility Criteria For West Bengal Nijashree Housing Scheme

The eligibility criteria to apply for West Bengal Government Housing Scheme are:

  • The applicant must be a resident of West Bengal.
  • The monthly income of the beneficiary who is from the lower-income group should be less than Rs 15,000.
  • The monthly income of the beneficiary who is from the higher-income group should be less than Rs 30,000.
  • The beneficiary should be a residence of the same district where the scheme site is located.
  • The beneficiary should not have a pucca house or flat in the name of himself and his family.
