The purpose of Kerala Property Registration are as follows:-

Documents Required

Applicant needs to have the following documents in order to enroll themselves on Kerala Property Registration:-

  • Identity proof of the individual (Aadhar card, Ration card, Voter card, Driving license, or PAN card)
  • Ownership proof
  • Original sale deed, assessment, or mutation (copy)
  • No objection certificate (NOC)

  • Digital photograph of property (Building or Plot)

Time Required

The Encumbrance Certificate is considered an important and mandatory document, for property registration in Kerala. The document signifies that the ownership of a property is completely free from any legal complexities.

Application Process

Applicants need to follow the following steps for Kerala Property Registration:-

  • Firstly you have to visit the official website of the Registration Department of Kerala.
  • For online property registration in Kerala, the applicant has to login into the web portal.
  • Click on the “Online Application” link and select Online Document Details Entry user Registration from the menu.
  • The page will redirect to the next page. The applicant needs to enter all the details.
  • After successful registration, the message “Success” will be displayed on the screen.
  • Now, the applicant can log in to the portal by using the username and password.
  • Then the applicant needs to search available token, it includes searching and selecting a convenient time slot for presenting the document in the Sub Registrar office.
  • After filling mandatory fields, click on View Token. The list will give time slots from the day before and after the selected date and choose one available slot and click on it.
  • Now, the Transaction type selection window will appear.
  • In this window, choose the appropriate transaction type carefully. It can’t be modifying in later stages. Click on Submit button.
  • Enter details regarding the presenter and documents.
  • After successful submission of presentation details, the data entered can be continued by entering the previous document details, or the applicant can continue the entry at any time as the token will be listed out in the My Token window.
  • Click on the View button and edit the presentation details.
  • Click on the Next button in the presenter detail. Enter details of previous document details.
  • Provide claimant details (buyer’s details) here. The applicant can edit the claimant details by click on the edit button.
  • Enter Executants details (seller’s details).
  • Power of Attorney details can be entered by clicking Power of Attorney.
  • The applicant has to enter the details of the property. If the property is having a well or building, then tick yes on corresponding fields.
  • The applicant can edit the property details using the edit button.
  • This section will be displayed if the applicant has entered yes in the field of Building in Property while providing property details.
  • In this section, the applicant needs to provide which property is attached to which owner.
  • Provide details of two individuals who will be the witness at the time of registration of the document.
  • Enter the stamp paper details.
  • The applicant can use an extra note to store extra details regarding the document.
  • The applicant can choose another slot if the selected one is not convenient by clicking ‘View Token’. Then click on Accept and Submit to SR to apply.
  • Click on ‘Accept and Continue’.
  • A box mentioning the ‘Mode of Payment’ will appear. It shows the payment of fees and Stamp Duty to register the document. Click on the ‘Go’ button to continue.
  • Make an online payment. An Acknowledgement slip will appear.
  • Click on Report to view the detailed report.
  • For Registration, submit a printout of the Report along with related documents to the Sub Registrar Office in the exact time and date displayed in the Acknowledgement slip.
