Documents Required

Applicant needs to have the following documents in order to enroll themselves on Karnataka Property Registration:-

  • Aadhar card
  • PAN CARD
  • Encumbrance Certificate
  • The original document bearing the signature of all parties.
  • Challan/DD evidencing payment of full stamp duty, transfer duty (if any), Registration fee, and user charges
  • Property card.
  • Proof of Identity of both seller and buyer and also the witness.
  • Power of attorney (If a real estate agent or an individual in between seller and buyer)

Time Limit for Document Registration

Any property documents require registration within four months from the date of execution (signature). If the execution of the document is outside India, then four months will be counted from the date of its receipt in India. After four months, the registration of documents within another four months requires a penalty of ten times the registration fees, if the District Registrar permits. Any document registration after 8 months is not possible.

Validity

  • This registration is valid till the land is sold to someone.

Eligibility Criteria

Applicant need to pass the following eligibility criteria in order to register themselves on Karnataka Property Registration:-

  • Those who have landed in their name.
  • Those who are legal heirs of the deceased landowner.
  • Authorized signatory/power of attorney.

Stamp Duty Charges

The stamp duty is the percentage of the transaction value levied by the state government, on every registered sale.

Conveyance

The stamp duty and registration fee on conveyance of immovable property is a stamp duty of 5% on the market value of the property + surcharge + cess and 1% registration fee.

Gift Deed to Non-Family Member

The stamp duty and registration fee on the gift deed of immovable property is a stamp duty of 5% on the market value of the property + surcharge + cess and 1% registration fee.

Gift Deed to Family Member

The stamp duty and registration fee on the gift deed of immovable property are fixed stamp duty of Rs.1000 + surcharge + cess and fixed registration fee of Rs.500.

Application Process

Applicants need to follow the following steps in order to do registration in Karnataka Property Registration:-

  • Firstly you have to visit the official website of the Registration Department of Karnataka.
  • Login to the website by registering as a user by clicking on the ‘Register as new user’ button on the right.
  • Click on the ‘Document Registration’ button on the top left section to start the process. 
  • User has to enter/select as per the screen prompt to reach successive pages for completing Property details, Approvals, Fees Details, and book appointments session to finish the pre-registration process for registering land.
  • Once the above step is finished successfully, on the scheduled date, the buyer, seller, and witnesses should go to the registrar’s office and wait for their turn.
  • On their scheduled slot, should produce their ID in original before the registrar along with the DD for the said amount to be paid to the seller from the buyer and then sign the registry as well as in the advised places of the document to finish the registration.
