Documents Required

Applicant needs to have following documents in order to register themselves on Odisha Property Registration:-

Eligibility Criteria

Encumbrance Certificate

An encumbrance certificate is a certificate that is important while applying for a mortgage loan, selling land, and joint development, etc. The certificate certifies that the land does not have any legal dues. Offline process timing will be provided by the authorities, usually, it takes 15 to 20 days. The online process can be completed in two days’ time.

How to get your Encumbrance Certificate?

Follow the following steps in order to get your Encumbrance Certificate for Odisha Property Registration:-

  • Firstly applicant needs to go to the official website.
  • From the services menu select encumbrance certificate, then it will redirect you to the new page.
  • Then the applicant has to register himself, by filling in each and every detail carefully like name, date of birth, email id, password.
  • After providing captcha code click on submit applicant can log in by using a username and password.
  • Provide property-related details like District and SRO detail where the property is located and click on save.
  • Sub Register office details need to be provided. The applicant can save the details by clicking on the save and next button.
  • The applicant needs to enter details of the property-related details such as Taluk, Village, and area of measurement.
  • Once the applicant has entered the Period for which the EC is needed, click on calculate the fee.
  • After entering the details mentioned above, the computer will calculate the fee details automatically and display them on the screen.
  • After a successful payment, the applicant will receive a receipt, and the task redirects to the concerned Sub-registrar’s login.
  • After the submission of the application for EC online and paying the prescribed fees, the concerned SRO will process the encumbrance certificate and issue the same.
  • Provide the application number and click on search, the application status will be displayed.
  • Once the DSR or SR approves the request, the encumbrance certificate will be digitally signed by Sub-Registrar. The applicant can download a digitally signed Encumbrance certificate from the Documentary Repository.

  • Users can use the “Model Deed” option provided under the “Ease of Doing Business” session on the right part of the screen to download the deed format for registration on the given page.
  • Users can use the “Regd. & Stamp Duty Calculator” option provided under the “Ease of Doing Business” session on the right part of the screen to get to the next page. Here complete the page prompts and hit the respective tab for stamp duty details to know the amount.
  • On the home page, please select the “Online Property/Document Submission” option provided under the “Online services” session on the right part of the screen to get to the next page.
  • Now use the “Existing User Login” to get the login page. Here login using credentials by hitting the “Login” tab.
  • If you are a new user then use the “New User Login” tab to register and then login.
  • Once login, the applicant should fill in the details like property details, personal details, uploading of all documents as applicable, and then payment of required fees as generated through payment gateway by hitting respective tab at each session as provided.
e-challan :-
  • As a result of the above steps, the user will get an e-challan.
  • Now user shall book a slot for visiting the Sub-registrar office to process the registration.
  • Now we have an e-challan and receipt of online transactions and schedule for registration.
  • For Registration, personally submit a printout of the Report along with related documents to the Sub Registrar Office in the exact time and date which is displayed in your acknowledgment slip, and follow as per authorities guidelines to register the property.
  • In this way, you’ll be able to complete your Odisha Property Registration.
Offline Process:-
  • Firstly the applicant has to go to the respective Sub-registrar office and has to approach the Sub-registrar office and confirm the date for registration.
  • Procure stamp paper for registration of land as per the arrived land value. The land valuation will be calculated based on the government value for the said area.
  • On the scheduled date, the buyer, seller, and witnesses should go to the registrar’s office and wait for their turn.
  • On their scheduled slot, please follow as per authorities guidelines to process.
  • Please produce your ID in original before the registrar along with the DD for the said amount to be paid to the seller.
  • After verifying the details in person, the registrar will sign the respective order.
